Our clay soil swells when it's wet and shrinks when it's dry, and that cycle works those joints open over time. Once a joint is open, it stops being a seal and starts being a funnel, channeling roof runoff, rain, and irrigation water directly into the soil at your foundation's edge.

What This Service Is (and Isn't)
Sealing your perimeter joints is preventive maintenance. It helps control where water goes at the slab edge, which matters because uneven moisture is exactly what makes DFW clay heave and settle under a foundation. Paired with decent drainage and consistent watering, it's cheap insurance.
What it is not is foundation repair. If you already have sticking doors, cracked drywall, or visible slab movement, you need a structural engineer or foundation contractor — caulk won't undo that, and we'll tell you so rather than sell you a joint you don't need.

- Walk the perimeter: we check every joint around the house and note which ones are actually open
- Clean it out: old caulk, dirt, weeds, and debris come out of the joint — sealing over packed dirt is a waste of material
- Backer rod: set at the correct depth so the sealant can stretch instead of tearing
- Seal: flexible exterior-grade polyurethane, tooled to a clean line that sheds water
- Cure guidance: exact timing before traffic, sprinklers, or rain exposure
